Location: The farm is located at the intersection of Road 711 and 561 Ave. or from Highway 136 and the Gladstone Corner go ½ mile south.
Legal Description: SW1/4 Section 15-T2N-R1E of the 6th P.M., Jefferson County, Nebraska.
Farm Description: This farm consists of 160 acres more or less. Presently approximately 100 acres are being farmed. The cropland is level to rolling with good soil types. The balance of approximately 57 acres is in grass. There is a good water supply and fence on the grass acres.

GENERAL INFORMATION:
Taxes: The 2020 real estate taxes and all prior years’ taxes shall be the responsibility of the Seller. All future years’ taxes shall be the responsibility of the Buyer.

Possession & Closing: Possession shall be granted to the Buyer at closing on or before January 18, 2021. Full possession shall be available for the 2021 crop year.
Terms: A 20% earnest deposit will be required from the successful bidder the day of the auction. The balance shall be due on or about January 18, 2021. Title insurance shall be used and the cost shall be shared equally between the Buyer and the Seller.
